Five Days, Dh10.67 Billion: Dubai’s Property Market Shows No Signs of Slowing

Dubai’s real estate market delivered another eye-catching set of numbers this month, recording Dh10.67 billion in property transactions over just five trading days, from September 7 to 11, according to figures released by the Dubai Land Department (DLD). The pace of activity offers a fresh data point in an ongoing debate about whether the emirate’s property boom, now running for several consecutive years, still has room to run.

Of that total, sales accounted for the lion’s share of activity, reaching Dh6.78 billion across 2,931 individual transactions during the five-day window. The remainder of the figure reflects mortgage activity and other registered dealings, painting a picture of a market where both outright purchases and financed transactions are moving at a brisk clip simultaneously.

A Market That Keeps Setting New Benchmarks

The five-day figure builds on a broader pattern of strong monthly numbers throughout 2026. August alone saw Dubai’s property sector post $12.58 billion in transactions, including $7.6 billion in sales and a single headline-grabbing $21.5 billion Palm Jumeirah property deal that dominated market conversation for weeks afterward. Earlier in the year, Abu Dhabi and Dubai combined to post $31.9 billion in transactions during the first half of 2026, with Dubai alone completing 104 real estate projects worth $30.2 billion over that period.

The ultra-luxury segment, in particular, has continued to command outsized attention. Early September brought a Dh260 million sale of a six-bedroom villa on Palm Jumeirah, part of the exclusive Ayumi development, at a price working out to roughly Dh9,792 per square foot — among the highest per-square-foot values recorded in the emirate this year. A second villa within the same development was simultaneously mortgaged for Dh130 million on the same day, reflecting how actively large-scale financing continues to move alongside outright cash purchases at the top of the market.

From Momentum to Maturity

Not every signal points purely upward, however. Industry analysts tracking the market through September have described this period less as a continuation of runaway price growth and more as a shift toward what some are calling market “maturity.” Increasing supply across the residential segment is creating more balanced conditions, with the strongest assets continuing to perform well while overpriced or poorly positioned stock faces genuine competition for buyer attention for the first time in years. Commercial property, particularly Grade A office space, has moved in the opposite direction, tightening even as residential supply expands.

That nuance matters for anyone reading the headline transaction figures at face value. A market posting Dh10.67 billion in five days is unambiguously active, but the composition of that activity — where the money is going, and at what price points — increasingly reflects a more selective, discerning buyer base rather than the broad-based frenzy seen in earlier stages of the current cycle.

Momentum From September’s Property Show

The transaction data also landed alongside the close of the 22nd International Property Show (IPS) at Dubai World Trade Centre, held from September 7 to 9 — the same window covered by the DLD’s five-day figures. Organisers reported more than 300 exhibitors and projected attendance above 30,000, building on a 2025 edition that drew visitors from 153 countries and produced more than Dh500 million in documented transactions. Industry figures who attended described the mood on the exhibition floor as genuinely energetic, with foreign developers, brokerages and banks all working the halls in search of buyers and partnerships.

That exhibition activity likely fed directly into the transaction numbers now being reported, as buyers who spent the show comparing projects converted interest into signed deals in the days immediately following. For a market that has drawn sustained global attention — and sustained global capital — over the past several years, the latest figures suggest that attention shows little sign of waning, even as the character of the market itself continues to evolve.
