We recently interviewed Sabeer Iqbal, Managing Director of Rush 2 Homes. He has been in the real estate and construction industry for over 20 years. Early Life And Education
We were intrigued to learn about Sabeer’s early life and what led him to the present position. So we asked, “Tell us something about you, your early life, and your education.”
Sabeer Iqbal shared, “Well, I studied at three prestigious international schools in Colombo and then obtained a BS.C. in International Fashion Marketing from Manchester Metropolitan University. I also incorporated my company in the U.K. As a result of my obligations, I found it necessary to return to Sri Lanka. Upon my return, I discovered that my passion lay within the real estate sector. Coincidentally, this aligned perfectly with the opportune moment when Sri Lanka’s real estate industry emerged as a potentially profitable field.
Therefore, I decided to dedicate my time and effort to establishing Rush Holdings to take advantage of the thriving property development market in the country at the time. I am proud to mention that it was because of my years of hard work, dedication, and commitment that today Rush Holdings stands out among its competitors as one of the leading property development companies in the country.”
Presence In The Industry
We were interested to know about the presence of the business in the industry and its performance. We asked, “Tell us about the business and its presence in the G.C.C.”
Sabeer Iqbal shared, “Though I possess a degree in international fashion marketing, I realized that my field of expertise lies in real estate and construction, which are currently booming industries worldwide. We realized the demand and the requirement of the people residing in Dubai to live in comfort, especially given their busy lifestyles; we decided to fulfill this requirement and meet their demand by assisting them in finding suitable classic homes with modern amenities, a place they could call personal heaven. Our target is to ensure that the customer and the seller achieve satisfaction through the transaction handled by our company.”
Sabeer Iqbal continues, “Speaking of the business, we are proud to say that we have been in this industry for 27 years. Our first company, Rush Property Developers Pvt. Ltd., was incorporated in 1992. To date, we have managed to sell 321 apartments, and currently, 199 units are under construction in Sri Lanka. Our success was marked when we expanded our roots, Rush 2 Homes, to Dubai in March of this year.
As we all know, this city is the most densely populated in the U.A.E. due to the massive business opportunities and modern facilities it offers its people. We understood, after years of Research, the potential this city has to offer investors and the credible benefits that we could reap by tapping into their ever-expanding real estate market; therefore, we took the initiative by incorporating a branch of Rush Holdings in Dubai to cater to the demanding real estate requirements of its people. Rush 2 Homes primarily focus on buying, selling, and renting properties for people in Dubai; in other words, we act as real estate agents to meet the individual requirements of the customer and the seller.”
Visions For The Brand
Every business moves forward with specific plans and visions to fulfill. So we asked, “What are some of the growth and expansion plans you have in your pipeline?”
Sabeer Iqbal shared, “As I stated before, we have planned to work on massive development projects, and this year one of our notable expansion and growth plans was the Dubai project.
While we continue to persevere on a steady journey in Sri Lanka with plans to expand our roots to other parts of the country, we will be observing our progress in Dubai and the scope we might have in the G.C.C. region owing to the required resources and capability that Rush 2 Homes possess to become a leading name in real estate. Moreover, Dubai could be a hub of real estate in the future; any form of investment here will guarantee a positive outcome. After all, my vision is to take the real estate community to greater heights.”

Being a business of current times, facing ups and downs is quite common. We wanted to learn about the company’s journey in the current year. We asked, “How has the year been for your company?”
Sabeer Iqbal replied, “A tremendous growth! I am glad to see how far we have come since the COVID pandemic affected the economy, including the worldwide real estate and property development industries.
We have continuously proven to our customer’s excellent financial opportunities when investing in apartments (whether buying, selling, or renting). Our Dubai project is a landmark goal we managed to achieve this year. Though it’s been only one or two months since the inauguration of Rush2Homes, we have already collaborated with top developers here in Dubai, like Damac, Emaar, and Shobha, and that’s how promising it appears. We never expected success to come knocking at our door so soon, and I firmly believe that collaborating with such developers will undoubtedly take our business to another level.”

Sabeer Iqbal shared, “It’s a known fact that there are many real estate and construction companies here in Dubai, and I must admit that the competition to stand out is indeed challenging. The real estate and construction industries depend on Teamwork and unity, and everyone’s contribution is mandatory for the successful completion of a project.
We need to show our employees that each plays a vital role, which should be highlighted at least after the completion or during a project. At the same time, there should be a platform where everyone can generate and bring forward their ideas, and innovative ideas can be rewarded.”
Sabeer Iqbal added, “Organizing plenty of team-building events—for instance, physical gatherings—is more appropriate for remote jobs and not in real estate and construction industries. Encouraging open communication is another great way to build Teamwork and unity. Most importantly, an organization shouldn’t be solely profit-oriented; it should also focus on the well-being of its employees, especially in a risky industry like this. If Teamwork and unity are promoted, many risks can be easily avoided. We have to prove to our employees that we stand by them in all circumstances and that they are important to us, and I believe our company has already proven it.”

Sabeer Iqbal replied, “Research and innovation are two essential factors that define the growth of an organization; the more research you do, the more innovative you can be—our years of Research made us realize this industry’s scope in a fast-developing city like Dubai.
Our company has constantly focused on and invested in Research and innovation, which defines us today as one of the leading actual industry companies in Sri Lanka. I am hopeful about our success story here.

He continued, “Moreover, researching the real estate market in Dubai before incorporating the business here helped us decide to expand our roots out of Sri Lanka. Sabeer Iqbal shared, “The real estate industry can be one of the most profitable and golden investments if you look at it as an investment option and do it the right way. This applies to both parties: the investor and the customer.
It can also be challenging, given the competition and other circumstances. I want to share a few tips that would be helpful to anyone aspiring to be a real estate investor or one already in the industry.
- Real estate values usually fluctuate with the growth in demand; however, conduct thorough Research before entering the industry.
- Choose an area or a city you think will develop with time; this way, you can attract new customers.
- Always prioritize the customer’s requirements and ensure you infuse a customer-oriented concept when building and designing.
- Always have an alternative plan to meet challenging situations or unavoidable circumstances.
- Offer flexible payment plans.
- Introduce innovative features into the apartments.
- Try your best to meet the promised deadlines for completion.
- Promote Teamwork and unity among the employees.
- Be updated on modern styles and designs.
- Try your best to keep customer complaints to a minimal level, as that can cause extensive damage to the reputation of your business in the long term.
